These could be signs of bio-organic growth, more commonly known as mold. 1st Inspection Svcs takes your and your families health seriously. We offer mold inspections and sampling for your new home purchase or your existing home, either as part of the comprehensive home inspection or by itself.

PROFESSIONAL, OBJECTIVE ASSESSMENTS

Many times our indoor air quality deteriorates over time and we don’t notice it until someone gets sick. For mold to grow it takes three principal ingredients; moisture, good temperature, and food. Any moisture intrusion be it a dripping drain pipe under the sink, a roof leak, or a flood, there is a high probability of bio-organic growth occurring.

1st Inspection Svcs mold inspection gives you a non-compromised, honest inspection of the building in question. We do not assess or remediate the mold, we sample it.

For your peace of mind 1st Inspection Svcs is licensed and insured as a home inspection company and certified by InterNachi (International Association of Certified Home Inspectors) #19081626 and IAC2 (International Association of Certified Indoor Air Consultants) Certification ID: IAC2-13-7031.

WHAT IS A MOLD INSPECTION?

1st Inspection Svcs mold inspection is a non-invasive visual inspection for mold and circumstances that can cause mold to form in buildings.

The mold inspection’s function is to seek out, identify, and document conspicuous evidence of mold growth, dampness issues, and other suspect environments that are indicators of indoor mold development.

1st Inspection Svcs uses state-of-the-art equipment like a continuous self-calibrating air sampling device, thermal imaging camera, and multiple electronic moisture and humidity meters. No invasive damage is done to the building.

Once the visual inspection is concluded, the next task is usually to gauge the levels of dampness and humidity present in any suspect rooms, paying particular attention to any fixtures, walls or ceilings with known water sources this includes sinks bathtubs and water heaters.

WHAT IS INCLUDED

Your mold inspection includes three air samples, two outside (to provide a quality baseline) and one inside, the lab will compare these samples to determine any discrepancy between indoor and outdoor samples. One surface sample (either swab or tape) will be used on hard surfaces. These will all be sent to the lab for evaluation. 1st Inspection Svcs inspects for possible areas and growth but we do not determine if there is mold the laboratory determines that.

You will receive a written report after the laboratory has finished its analysis, with comments and pictures of suspect areas and a copy of the laboratory findings.
